Colorado Game Management Unit 66 is world-renowned for trophy mule deer hunting, with the chances of scoring on a record-book mule deer buck among the best of any area in the country. Lake City Outfitters has exclusive outfitting rights to some of the best Bureau of Land Management permits in Unit 66. Bucks taken on this permit commonly score 190-200 B&C and above. The BLM permits are on lower-elevation sage and oak brush terrain, and hunting for late-season bucks in the rut is outstanding.

Lake City Outfitters operates in a wilderness study area on Bureau of Land Management permits. Most BLM land in the West is lower elevation pinyon and juniper forests, oak brush, and sagebrush flats. Not Lake City Outfitters! The permit area includes several 14,000-foot peaks. It is sub-alpine and alpine terrain that goes from 8,000 feet to over 14,000 feet. There is dark timber, aspens, and open terrain above timberline. This is a high-elevation permit that can only be accessed by foot or horseback. This is every outfitter’s dream—plenty of bulls scoring up to 340 in a completely wilderness setting.

Lake City Outfitters has everything it takes to be a successful outfitting business: quality permits in a trophy area; a strong repeat client list; quality equipment, tack, horses, and trailer; excellent marketing materials, including website and trade show booth; contracts and forms; and a good reputation.

Lake City Outfitters has the capability to outfit about 24 hunters a year out of 4 wilderness camps.  Gross receipts, at current market rates of $4,500 per hunter for quality guided hunts, could top $108,000 a year. Given a purchase price of $135,000, it shouldn’t take a quality operator very long to recoup his or her investment.

This is a smaller business that is primarily focused on big game hunting. There is the capability to run overnight pack trips during the summer. Historically it has been run for about 60 days from September muzzleloader and archery hunts through the second rifle season. Typically, there’s too much snow to operate during third and fourth rifle season. There is no real estate involved with the business—it is strictly the sale of the business and business assets, accompanied by the operating permit.

As a former Colorado wilderness outfitter and current ranch real estate broker, I can tell you that this is a quality operation. I’ve personally inspected the camp equipment, horses, and trailer.
