MOUNTAIN LODGE FOR SALE IN MARBLE, COLORADO--
The Marble Outpost Lodge in Marble, Colorado is offered for sale. Completely remodeled in the summer of 2008, the lodge is in outstanding new condition and is ready for new owners. $625,000
Consisting of four complete guest apartments, each with a sleeping area (1 or 2 bedrooms), living area, 3/4 bath, and kitchen, this mountain bed and breakfast inn is a gorgeous place to live and work. The Marble Outpost provides not only a beautiful place to live, it also provides a return on investment. Formerly the home of OutWest Guides in Marble, Colorado, the Outpost was used to house our wranglers and staff in the downstairs apartment and our guests in the upstairs apartment. We also had bookings from people attending the three 9-day sessions of the Marble Marble Sculpting Symposium just across the road; fly-fishermen; hunters; backcountry adventurers and backpackers; four-wheelers; and lots of wedding parties and summer vacationers. Now the Marble Outpost is for sale. Owners Gary and Doris Hubbell have sold their interest in OutWest Guides and have moved to Crawford, Colorado. Here is your opportunity, beckoning you.The Roaring Fork Valley is known for high housing prices, due to its proximity to Aspen, one of the world's major ski resorts. However, the Marble Outpost is only an hour away from Aspen. This proximity guarantees a steady stream of guests for backcountry skiing, horseback riding, four-wheeling, hunting, fly-fishing, backpacking, kayaking, and other wilderness adventures. Here are the specifics on the house:
This place looks great! Here's what I would suggest as a business plan: if you have one or two persons in your family, live in one downstairs apartment and rent out the other three. It's cool and beautiful in Marble in the summer, and there are dozens of enticing outdoor activities to pursue: hiking, fishing, mountain biking, backpacking, four-wheeling, horseback riding--we could go on and on. Rent out the other three units--at $165 a night a unit in 2008--and spend 5 or 6 hours a week making beds and running the business. Is that so hard? I don't think so. In the winter, lease the apartments out for ski instructors, lift operators, and construction crews.
